It is always a good idea to review the property file at the town hall that is being bought or sold. Things to look for are: the state-approved septic plan which will tell you how big the septic is and how many bedrooms have been approved; building and shore-land permits; letters from neighbors or town officials; or anything else of interest.

Sometimes a home is listed with X bedrooms and the septic plan states a different number which can affect the sales price and an appraisal.
